Hannover real estate market: Robust starting position, cautious outlook

14.10.2022 - Region, state capital and real estate industry present report. After two mixed years marked by the Covid-19 pandemic, the real estate industry in the Hannover Region made a more cautious start to 2022 than expected.

The Hanover real estate market remains fundamentally robust. Nevertheless, the economic and macropolitical challenges are considerable: inflation, rising interest rates, huge increases in energy costs, fragile supply chains and the effects of the war in Ukraine.

With a view to the current situation and regional trends, the Hannover Region and the state capital of Hannover todaypresentedthe Real Estate Market Report2022. The joint conclusion: the crisis-ridden environment and, above all, the uncertain outlook are currently making players on both the supply and demand side more cautious in their investment decisions.

This year's report once again takes a look at the development of five particularly relevant regional real estate classes.

The retailand hotel real estatesector in particular continues to struggle, although initial signs of recovery were visible at the beginning of the year. The residential real estate market, on the otherhand, has expanded its strong position so far, but is facing increased challenges in connection with inflation, rising interest rates and sharply increased energy costs.

After two years of the coronavirus crisis, the submarkets for office, logistics and industrial real estate arerelatively unimpressed, with many data points to stable and generally positive trends. However, the latest developments also present the two traditionally strongest and most robust real estate segments in Hannover with new challenges and developments that are difficult to predict.

"At the moment, the climate is characterized by great uncertainty. But in the coming years, the areas of technology, research and development in particular will become an even stronger anchor. To ensure that the Hannover Region remains an internationally sought-after location for development and investment, we must support and further develop these strengths. Everyone will benefit from this."
Ulf-Birger Franz, head of the regional economic affairs department, knows that local real estate companies are nevertheless optimistic
"Hanover has a broad base. So far, we have not had to deal with speculative vacancies or the complete cessation of construction activity in either office or residential construction. However, it remains difficult to predict how certain trends will continue. What is certain is that everything that is built today must be sustainable and support the goal of climate neutrality by 2035. In the long term, this also makes economic sense, as the issue of rising energy prices will continue to accompany us."
Anja Ritschel, Head of Economic and Environmental Affairs for the City of Hanover, is also confident
"In the end, Hannover as a location will once again prove how resilient it is. All relevant market players continue to see the Hannover Region as a strong economic area and will find enough exciting projects in all submarkets."
Andreas Schulten, Chief Representative of bulwiengesa, an analysis agency specializing in real estate, is also optimistic

Together with 27 partner companies from the real estate industry, the Hannover Region compiles data, trends and market sentiment on all submarkets in the region every year and prepares these together with the consulting firm bulwiengesa AG. The market data and assessments of the current situation and forecasts in the office, logistics, residential, retail and hotel submarkets will also be presented at the international commercial real estate trade fair EXPOREAL in Munich from October 4 to 6, 2022.
